Realization
The Starokošířská Residence represents modern urban housing set within the established structure of Prague's Košíře. The architecture of the house follows the surrounding development and, at the same time, gives it a contemporary expression, combining classicising proportions with purity of detail. The project completes the newly created urban avenue of Starokošířská Street and brings a balanced combination of urban character and a quiet courtyard.

Urban context

The project is located in the Prague 5 – Košíře district, in an area that has undergone a transformation towards a contemporary urban environment in recent years. The Starokošířská Brána and Starokošířská Avenue projects were built in the neighborhood, which together with this residence create a new urban structure. The design respects the street line and the character of the surrounding buildings and its scale naturally follows the existing context. The closed volume of the house completes the street front and contributes to its urban character.

Architectural solution

The building is defined by the vertical rhythm of pillars and horizontal cornices, which give the facade a solid structure and proportional order. This expression is based on the principles of urban architecture – an emphasis on verticality, simplicity and clearly articulated composition. The living rooms facing the street are designed without balconies, with an emphasis on generous window openings. On the other hand, loggias and balconies open into the courtyard, connecting the interior with a quiet courtyard.

Layout and standard

The residence offers 43 residential units of various sizes and one commercial space on the ground floor. The layout of the apartments is designed with an emphasis on functionality, natural light and maximum use of space. The common areas and interiors carry a unified material and aesthetic concept - large-format tiles, bronze accessories and mirrored walls in the entrance hall create a representative atmosphere. The total gross floor area of ​​the building is 3,363 m².

Materials and details

The architecture of the house works with soft colors and high-quality materials that underline its urban character. Light plasters are complemented by metal elements and bronze details in the interior. The whole looks refined and timeless - with an emphasis on proportions, durability and quality of execution.

Technical description
The project "Starokošířská Apartment Building" solves the completion of a gap in an urban block in the historical centre of Košíř. The new building with seven above-ground and one underground floor includes 32 residential units, 11 accommodation units, 1 commercial space, 28 cellars and 29 parking spaces. The building is designed as a monolithic reinforced concrete structure based on piles with a watertight so-called “white tub”.

The technological solution reflects the complex geotechnical and hydrogeological conditions of the location, including the occurrence of stray currents, medium radon index and increased aggressiveness of groundwater. Anti-corrosion measures, high-quality insulating coatings and active grounding are designed to protect the structures. As part of acoustic protection and ensuring hygienic noise limits, the house is equipped with a ventilation system with recuperation and high soundproofing of the facades.

Rainwater is led into a retention tank with a volume of 15.60 m³, with an accumulation function for irrigation. The building is connected to a full-fledged technical infrastructure in,cluding a gas pipeline, water supply, sewage, electrical and optical networks.
